  1. Do your due diligence prior to bidding not after winning
  2. Read the legal pack! Read the legal pack! Read the legal pack!
  3. Always check for any extra fees
  4. Remember that you will exchange contracts on the fall of the gavel
  5. Look for auction lots out of area, out of type or out of character
  6. Follow up on withdrawn lots as there may be simple, minor resolvable reasons for withdrawing a property from auction
  7. Always check for the special conditions of sale
  8. Check the addendum sheet for any announcements before bidding
  9. Check restrictive covenants on the property
  10. Check if Permitted Development Rights have already been used
